How To Choose An Estate Agent

Small Changes to Your Home Make a Big Difference

Buying Holiday Property

Buying a holiday home is a process that requires a lot of thought and many decisions. It is important that the house you choose is good value for money, ideally located and that it meets all of your family's requirements. After all, you are, in all likelihood, going to spend the majority of your vacations at this site, and so perfection is really not optional.

You need to decide in which region of your chosen country you would like to spend your holidays. Do you enjoy the beach, or are you more of a mountain-loving person? Should you be looking, for example, at coastal Algarve Property For Sale or at something cooler and further North, in the Alps or similar?

Having decided provisionally on a location, it is crucial that you research the population of the area and how drastically this changes during the peak holiday seasons. Ask yourself if you can cope with a huge influx of people on your vacation; if not, then find somewhere quiet and less commercial to buy your dream holiday home. (more...)

How Leaseback Agreements Work

Sale and leaseback agreements offer you the opportunity to sell your property and then immediately to lease it back from the buyer. This kind of real estate transaction is popular with certain kinds of business and also with owners of large commercial holiday developments.

Basically, in terms of a sale and leaseback agreement, more often than not referred to simply as a ‘leaseback,’ the owner of a property relinquishes outright ownership by selling to a buyer, and then goes on to rent the property back from that buyer. The benefit here is that the seller obtains a lump of capital from the sale, and this can be used, if the property is a commercial one, to keep the business afloat.

Holiday schemes often operate in a similar way. Potential holidaymakers buy an apartment or villa from the owners of a development. Since the buyers are likely only to need their purchase during holiday seasons, the sellers lease it back from the new owners to other clients for most of the year. (more...)

Finding Property in London

London property is infamously expensive. The chances are that in order to find an apartment that suits all of your requirements in terms of location and size you will need to pay through the nose, and this fact is driving more and more people into the out-lying suburbs where prices are more or less manageable.

However, with some patience and determination, it is possible to find a decent property in London if you follow a few simple guidelines. To begin with, you need to decide if you want to rent or to buy. Weigh up the pros and cons of each: these will be linked to factors such as whether or not property is saleable at the time and, of course, whether or not you can afford to purchase.

From here, it is necessary that you investigate as many areas of the city as you can. You may have your heart set on a certain district but try to keep an open mind. You may be surprised at how much you like a region you previously believed to be unfeasible. (more...)

Self Catering and Hotel Holiday Accomodation

If you are planning a holiday, you will find yourself faced with a decision: Do you fork out for hotel accommodation? Or, do you save a little money and a book a self catering apartment or villa? Both of these options have numerous advantages of their own and each can end up saving you money in a different way. Before you make a hard and fast decision, it is important that you weigh up all the pros and cons so that the choice you go with is an informed one.

The average four star hotel offers its guests a considerable range of services. From in-house restaurants to guided tours, vacationers will find their holiday requirements can be satisfied under the hotel’s supervision. While this is, in many senses, a positive attribute, those keen to gain an authentic taste of the country and its culture may find all the trappings of a tourist package a little restrictive after a while.

Self catering accommodation on the other hand, offers holiday makers the freedom to do as they please. Because it is necessary, in a rented holiday apartment, to 'fend for yourself' as far as meals are concerned, vacationers in self-catering flats find themselves experiencing more of the local cuisine. A Life on the Coast

The price of houses in France varies greatly from region to region and if you are thinking of buying a second home there you should do your research properly to make sure that you end up with the home of your dreams before your arrange your mortgages in france

If you are looking for a coastal property you are likely to have to pay a premium, as coastal property does not come cheap, but if you are flexible on location you may find that it is quite affordable.

The highest property prices are on the Cote D'Azur and the high demand has meant that this area is only accessible to those with a hefty budget. (more...)

Bargains to be Had

The prices of properties went down in most countries during the recession and economic crisis of the last three years, although prices in some countries slumped harder than others. However, if you are thinking of buying a holiday home, now could be the best time to do so, as prices are starting to recover in many countries and if you wait much longer you may have missed the boat.

Despite the weak exchange rate of the pound to the euro, you can still find Property in Marbella for sale at extremely good prices. Prices in Spain were some of the worst hit in the crisis and you can buy some beautiful villas for less than you would think.

America too is a good place to look for a bargain holiday home and you are likely to be able to pick up something more than decent for a couple of hundred thousand dollars. (more...)

Be Comfortable in your Old Age

Many people do find that they become short of money in later life. The situation has not been helped by the low interest rates as so many people rely on interest from their savings to get by and the pension from the government is often just not enough to live on, especially as the price of fuel and other commodities is so high.

One option is to look at equity release schemes on your home. If you own your own home outright then there are some companies who will give you all of the value or part of the value of your home back to you, like a mortgage.

This will give you a lump sum to live on and in return they take part or full ownership of your home. (more...)

Survey reveals June slump for UK houses and how Enfield property sales compare

Agency Express the Estate agency boards firm, revealed that For Sale boards converted to Sold boards, dropped by 13.7% in contrast to May.

What about the Enfield estate agents and the Enfield property market. One can only go by region area surveys. One of biggest house falls were in the South-East area (by 18.8%) and Greater London (by 15.9%), some glimmer of hope for the Enfield property market and which Enfield Estate Agents such as Oliver Green need to work on. The survey showed that the Greater London marketing: for new property listings were up for 3.4% compared to some other UK areas, such as the North-East which saw a drop 24.4% , Yorkshire a drop of 19.2% fall and East Midlands by 15.1%.

Let’s see what next month does what happens in London and in Enfield. Don’t forget, June house prices have dropped in five out of the last six years. (more...)

Hiring an Estate Agent to Sell your Home

Selling your home today can be difficult. The property market remains stubborn and, in the wake of the economic crisis, people don't have as much money as they used to to spend on their new home.

If you are considering placing your house on the market, you are advised to enlist the services of an experienced estate agent. This property professional will help you to sell your home, and will bring in potential buyers.

The estate agent may also post your property online, on a house sale website. This might be a site specific to the company he or she works for, or it may be a bigger database of properties for sale. Eurobrix, for example, is a site which operates for the whole of Europe and features properties from across the continent available for international as well as local sale. (more...)

Organising Your Show House

If you are in the process of selling your home, the time will come when you are asked to prepare for a show house. This is a day when potential buyers come to your property while you are out, and your estate agent shows them around and points out the good features.

This is a good chance for you to push your house prices up, and to really show off the best elements of your home. Key to a successful show house is striking the balance between cleanliness and a homely atmosphere.

You want your house to be sparkling; however, you don't want it to appear sterile or unlived in. In order to create a warm, inviting atmosphere, but one that is still spotless, get your cleaning done first, and apply a few simple touches to soften any sense of sterility. (more...)

Selling your Property

In this economic climate, selling your home is not an easy thing to do. Property prices have fallen dramatically over the last few years of the depression, and this makes moving difficult. In order to ensure that you make the best possible sale, it is important that you find a good property consultancy to handle proceedings.

Private sales are usually cheaper, but they are also equally less successful. With recourse to multiple industry connections and a register of potential buyers at their fingertips, a property consultant, such as the UK's Brown and Co will be able to expose your property to the correct market.

Having found a good agency to deal with, you may want to conduct a few simple alterations to your property in order to ensure that you maximise its value. It is important to remember that these should only be undertaken within reason. (more...)

The Benefits of Selling Your Home Through an Agent

In the current economic climate, selling your home has become an increasingly difficult task. Property prices have steadily declined so that if you're looking to buy something bigger and better than your current house, you need to sell at a substantially inflated price.

For this reason, many people have decided to opt for the particulier à particulier method of sale. This means that there is no estate agent involved in the property sale and so the sellers do not have to pay any commission.

While this appears to be a money-saving option, it does have its faults. Not employing an estate agent can be cost effective from the perspective that it saves on commission payments; it might also be the case that it slows down the sale of your home. (more...)

The Contemporary Travel Industry

I often find it very interesting to contemplate the way in which the travel industry has changed over the past one hundred years. Back in the Edwardian period, you would be more inclined to spend your holidays in one of the many hotels and guesthouses that adorn the sea fronts of our famous coastal towns. Today, however, with the advent of air travel, people are even able to consider furnished apartments Sydney for their next trip.

When you really get down to exploring the planet we all share, you actually soon come to realise that it is not as big as you may think. Indeed, one hundreds years ago, when you were forced to travel overseas by a ship, everything took so much longer to get to and distances appeared vast.

Nowadays, for example, you can travel across the entire Atlantic in around 7 hours, one hundred years ago, you were looking at setting aside a complete week of your life to make this journey alone. (more...)

Preparing for a Show House

If you are in the process of selling your home, whether its in a block of Amsterdam apartments or a sprawling suburb, the time will come when you will need to arrange an open or show house. Traditionally, this event is hosted by the estate agent, and is a time during which potential buyers come and peruse your property.

An open house is a function the purpose of which is to show off the assets of your property. A successful one will entail quite a substantial amount of work on your part, since it is important that the home is spotlessly clean, clutter free, and also friendly and welcoming.

This may seem like a difficult balance to strike. A sparkling home can appear sterile, and this is an atmosphere that you want to avoid. However, on the other hand, a house littered with personal clutter – keys, laundry, post – is not ideal either, since this kind of litter festooned about the place will make it difficult for the potential buyers to imagine themselves in the position of owner. (more...)

A Home of your Own

As many people get older they may start to face financial difficulties. After all, the state pension does not go very far and if you have savings then the interest rate is so low at the moment that the interest is unlikely to be enough to live on.

Some people choose to use equity release schemes to top up their savings and these are offered by many banks and financial institutions. Basically you receive a lump sum equivalent to the some or all of the value of your house which will give you enough to live on and enjoy yourself.

When you pass away, the house passes to the bank or, if you have only borrowed part of the value, is sold to pay off the loan plus interest. (more...)

Buy Wisely

If you are buying any property abroad, whether it is French property, Spanish property or Sicily property, make sure that you do your homework first as buying and conveyance procedures in many countries are very different to ours.

If you do not speak the language very well, make sure that you enlist the help of a company who can help you to understand all the legal documents and who are experienced in helping foreigners to buy a property in their country – ignorance is certainly no excuse if you fall foul of any of the local laws.

Make sure that from your side, too, you also research all the information you can on buying a property in that country and make sure that you have a good grip on vital matters such as taxes, inheritance laws and property laws. (more...)

Purchasing Property Overseas Sensibly

Whether you have your heart set on purchasing a property in Marmaris, Turkey or even a Tuscany Villa there are certain steps you must take to ensure the transaction goes through as swiftly as possible. With this in mind, this article aims to steer you in the right direction.

If you are not that familiar with the language of the country you plan to move to, for a start, you might want to do an intensive course anyway. It is always important to have as higher a level of fluency as possible.

However, if you are not that confident with the language, ensure that the lawyer you hire to deal with the conveyancing, is adept at English and understanding the foreign language. Have them set out the full stages involved in purchasing the property from the start, to include all fees, searches etc that will crop up along the way. (more...)

Selling your Home

There are many ways to prepare for retirement, be it by investing in shares, a private pension fund or other such scheme. With annuity rates from some schemes decreasing in recent months, it pays to diversify and think outside the box a little.

One thing that could be considered is releasing the equity from the property that you are living in. To some people this may at first seem shocking, as they view their house as a home and not simply an investment.

However, it is quite likely that your home is the most expensive thing that you own. It is also likely, that if you had kids and they have grown up and left the nest, you don't really need one quite so big anymore. It may also be the case that you might prefer a bungalow than a two floor house as you get older. (more...)

Making Moving Hassle Free

Moving home is a stressful thing for anyone and everyone. Even for those who are more the nomadic type than the getting attached type, the logistics of moving to another house are bound to be unpleasant! Could there be a way to find yourself and your belongings in your new property one fine morning, without having to take care of the moving? No. But there are ways to make it less of a hassle.

There are Removal Companies UK that can help you pack and move, but there are many things that need doing before you move. Logistical things such as informing various agencies about the change of address that take time and can be achieved beforehand. It is good to set the ball rolling so that you’re not swamped with too much to do during the last couple of weeks.

If you're renting your current property, it is wise to carry out any maintenance or repair work in advance before you move. This will ensure that your deposit money is recovered fully. You don't want to lose money on account of simple things that you could easily have taken care of, but couldn't because of lack of time! (more...)

Controlling Unwanted Visitors

If you own a property or rent one, then you know that there can be unwanted visitors that show up. They can be in many forms, such as bedbugs, beetles and other pests. However, these creatures can reek havoc on a business.

If you are a business owner, especially of an hotel, motel, bed and breakfast or any other type of property, you know you can not have these types of creatures showing up where your customers will be sleeping and eating.

This is the fastest way to ensure that there will be one problem after another in the business, is when there are pests around. It can give the appearance of the property being dirty and unhealthy too. People will not want to stay in a location of that nature. (more...)

Maintaining Your Property

Owning or renting a property means having to maintain it. This is so important when it comes to how you feel about your living environment, as well as anyone else that comes to your home or business. You want to make sure that the property is clean and neat so that people want to come there.

There is a lot to do when it comes to keeping the area clean, which includes making sure that the pests are under control too. Trimming bushes and trees is important and so is making sure there is no litter around or unsightly messes.

However, the pests can become a bigger problem when they are not well maintained and kept under control. Looking into pest control products can be the best option to ensure that bugs, birds, pigeons and other nuisances are not around. (more...)

Television Beds

Television beds combine the best of both worlds – the comfort of a bed with the entertainment of a television, both in perfect proximity. While most people buy them separately, a bed with TV in the footboard illuminates the problems with putting a TV in the optimal location in your property, to enjoy whilst in bed.

TV bed combinations are perfect for those who enjoy a comfortable and relaxing way to enjoy television, and also for those who live in small apartments with small bedrooms, awkwardly shaped bedrooms, or just want something quirky and different for their property. TV beds also free up room so you have more options to be creative with the extra space granted.

Online sources who specialise in beds with televisions built into them offer a wide range of spring and memory foam mattresses and pillows, a range of sizes, and of-course, the best quality television brands and models. Televisions are chosen to perfectly fit within the footboard of the bed, so there is no need to worry. (more...)

How To Choose An Estate Agent

Estate agents are generally an inevitable part of buying or selling a property. Unless one is absolutely sure about going independent, it can be useful to know how to choose the right estate agent for you.

There are so many estate agents around; that it can be difficult to choose one that is going to prove the best during your search for a property or for a buyer for your property. It is important to choose an agent that is enthusiastic about your needs, and who is well connected in the market, with a strong portfolio.

When it comes to choosing an agent, good references are very important. If someone you know and trust has recommended an agent, it is definitely a good idea to consider them. If you have no other leads, trying an online search with a term such as ‘ York estate agents ' can help you find local estate agents. (more...)

Small Changes to Your Home Make a Big Difference

When you first move into a new house, or rather when you first bought the house, you knew that there were things that you would want to change or adapt or make your own. And you bought the property willing and happy to make those changes – perhaps not immediately but when you were ready financially.

Moving all of your furniture into the home will already make it feel more like you live there but you also want to add those touches that will make the house come alive. Perhaps this means an extensive renovation or adding on a few extra rooms for an expanding family.

But it could also mean doing some little things like replacing the gold plated, ornate and expensive bathroom cabinets with something more user or child friendly. It could also mean retiling the bathroom or painting stencils on the walls. (more...)
